We have a small, affordable 1 BR, 1 Bath apartment for rent. It is central to town, within easy commuting distance for the Monadnock Region and I89. It sits right on the Common, and is within walking distance to downtown, shops, eateries, and amenities.

It will become available May 1, 2024. It can be shown with 24 hour notice to our current tenant.

This is our house (at Christmas Time) at 37 Park Street in Newport. The apartment is over the garage on the far right of this picture.

You access the apartment through the right-hand garage bay and up a short set of stairs. The door to the apartment is on the left at the top of the stairs.

As you enter the apartment, the bedroom is on the left; the bath is on the right.

At the end of the short hall is the kitchenette and the sitting room area.

This is a great little apartment. But it IS little. And there is no extra storage other than:

  • A small closet in the bedroom
  • A small crawl space above the apartment hallway
  • Possible space in furniture (armoires, bureaus, for example)
  • If you have a child – this is not a good choice for you. It works nicely for a couple with not much furniture (or none at all) or for a single adult.
  • The garage is for parking a vehicle – not for permanent auxiliary storage.
    • If your car is bigger than a small SUV or Sedan, it may not fit in the garage.
    • In this case, parking will be provided in the driveway.
  • The apartment is accessed by stairs…if that is an issue, the apartment won’t work for you.
  • It is currently unfurnished:
    • We actually have limited furniture available to help out if you have none of your own.
      (No cost…)
    • You would need to move it in. We are elderly and cannot do heavy lifting.
  • We do not allow smoking, fire arms and/or drugs.
  • Use of the yard is included
    • Check with us so we are all not trying to have a cookout at the same time! 🙂
  • We require a 30-day lease
    • 30 days notice to terminate tenancy
    • One month’s rent as a security deposit
    • Two references
  • ** About the rent:
    • It is listed at $1,100.00 a month
      BUT…
    • We will reduce the rent $150.00 ( to $950.00 a month) if you help out with yard work.
      • Mowing/Weed-whacking in the summer
      • Raking in the Fall (Lawn and planting beds)
      • Snow-blowing/shoveling in the winter (driveway and front walk)
      • Cleanup in the Spring (Lawn and planting beds)
    • Last year this worked out to:
      • 1.5 hours yardwork twice a month in summer
      • 3 hours TOTAL raking in fall (Only once)
      • 2 hours snow-blowing per winter storm
        • We do not drive in snowstorms anymore so exact timing
          is not essential as long as it gets done
        • In 2023 we only had 4 storms that required plowing
        • Our current tenant took about an hour each storm
      • 3 hours TOTAL cleanup (raking and pruning) in spring (Only once)

We are happy to hire someone else to do yard work, but our previous tenants preferred to have the reduction in rent.
